PLEASE READ the Terms and Conditions before participating in this tax default land sale. It contains important information, including information about the 8% Buyer’s Premium (service charge collected by Public Surplus), Survey Monument Fee (GOV §27585(a)), and Documentary Transfer Tax (REV §11911-§11913).

The County of Colusa Tax Collector is not liable for the failure of any device that is not owned, operated, and managed by the county, which prevents a person from participating in any sale. "Device" includes, but is not limited to, computers and other equipment to access the internet, hardware, networks, software applications, and web sites.

Properties sold during the tax sale will be conveyed by tax deed. A tax deed is not a warranty deed. Prospective bidders must do their own due diligence regarding the purchase of tax defaulted properties. The County of Colusa Tax Collector makes no warranties or representations as to the title conveyed, the purchaser's right of possession, the accuracy of the assessment, the accuracy of the description of the real estate or improvements, whether the property is buildable or developable, whether the property complies with applicable zoning regulations, whether the property is habitable or in any particular condition, or any other warranties or representation related to a property being sold.

Final Payment and Vesting Instructions

Final Payment will include:

  • Winning Bid
  • Buyer’s Premium:   An 8% service charge collected by Public Surplus ($1.00 minimum), will be added to the final sales price.
  • Documentary Transfer Tax will be collected in addition to the amount of the winning bid at the rate of $0.55 per $500 or a fraction thereof, of the sales price.
  • Recording Fees

Payment Instructions:

Payment for winning bid must be paid in full within six (6) business days after the close of auction.   Payments for winning bids shall be made by wire transfer.  NO PARTIAL PAYMENTS WILL BE ACCEPTED.

Payam, a third-party payment processing company, receives and settle all payments on behalf of the County of Colusa Tax Collector.  Third party banking fees may apply.

When sending a wire transfer for property won, the Memo section MUST include;

  1. The auction number(s) (example: Auction #654324) of the property you are remitting payment for
  2. Your name or user ID

Write out the word “Auction” and not “Auc” as “Auc” will cause the bank to hold the wire.  Please confirm payment amount is correct.   Failure to follow these instructions can result in delays and/or the return of your wire.  

Vesting:

The County of Colusa Tax Collector’s Office will prepare and mail a recorded Tax Deed based upon the information provided in the Vesting information form.  Public Surplus will provide a link to a link to a document that must be filled out completely and exactly as you want property title vested.  Please select the link, fill in the information and send it to colusattc@countyofcolusaca.gov within six (6) business days following the close of the auction.  If you have any questions, please contact the Tax Collector’s office by phone at (530)458-0440 or via email at colusattc@countyofcolusaca.gov.

The Tax Sale Deed will be recorded with the County Clerk Recorder within approximately 2-3 weeks.   If you do not receive the Tax Sale Deed within 4 weeks from the sale, please contact our office at (530) 458-0440.

 

Important Note:

The property taxes for fiscal year 2025/2026  have not been included in the minimum bid amount.   The property tax bill for 2025/2026 will be e-mailed or mailed to you if you are the successful bidder for any property(ies).
